I’ve written several posts about my favorite small waterfront building at 1600 S. Bayshore Lane, located on the bay just across from Grove Isle. With only 32 apartments on 9 floors it’s not often that there’s anything available for sale. The residents tend to stay and some own more than one unit.

I wrote about the 2 bedroom/2 bathroom apartment that was listed by Marilyn Tatman of Coldwell-Banker in June this year when it came on the market for $349,000. It has just closed for $332,500, or $313 per square foot. The average price per square foot for real waterfront condos, not those across S. Bayshore Drive looking at the water, is $355 per square foot, which gives me another reason to prefer this building to all others!

It’s not often that anything is available at my favorite small condo in Coconut Grove. Located right on the bay in north Coconut Grove, 1600 South Bayshore Lane Condos is a boutique building with only 4 apartments per floor on nine floors. It’s not new or loaded with today’s amenities but has the character of the Grove in days gone by.

There’s not a doorman but you must be let through the security gate to have the resident buzz you into the building. There is no valet parking, but there’s enough parking inside the gate for your friends to park in a secure area. No gym either, but there’s a heated bay-side pool, a bike storage shed, and it’s 3 minutes on a dedicated path to the vita course at Kennedy Park.

Marilyn Tatman at Coldwell-Banker has listed unit 5-C for $395,000. This 2 bedroom 2 bathroom updated apartment has a bay view, as does every apartment in the building. Details can be seen here.

There are docks available for rent from the Association at the unbelievable price of $100 per month for residents only. Boats up to 10″ beam, 40 foot length and 6″ depth will fit into the available well-protected spaces. Pets are also allowed, with no restrictions or limitations. Besides that heated pool there is a sauna and a covered barbecue area

3301 S. Moorings Way went under contract on Thursday. Listed by Avatar for $14,900,000, this is one of the most impressive waterfront homes I’ve seen.  When it was new on the market a few months ago I wrote about this singular listing with its many details that were custom-crafted on site. This house sits directly on the bay inside The Moorings, one of the most desirable gated communities in the south Grove.

To refresh your memory, this place was built in 2007 and the hand-crafted attention to detail gives it the character of  an older, more established home. It’s over 11,000 square feet of living space with 6 bedrooms, 6 full bathrooms and 2 powder rooms, billiard room, meditation room, guest suite, 3-car garage, and much much more, sitting on a lot that’s over half an acre.

The closing is expected soon, and I’ll post the selling price when that happens.

The latest sale of a super-luxury waterfront home in Coconut Grove was 3590 Crystal View Ct in the north Grove 2 months ago. It was listed for $11,900,000 and closed for $9,000,000, $739 per square foot.

There are currently 8 Coconut Grove homes on the market asking over $5,000,000. One of them is 3650 Klebba Lane, an original Walter DeGarmo design constructed for the pioneer Hugh Matheson family in 1926. It’s been extensively updated to today’s standards, but retains the stamp of those old Grove estates.
