Five Super Homes For Sale in Shenandoah at Super Prices

 There are currently some exceptional homes for sale in Shenandoah at very affordable prices per square foot. Shenandoah’s proximity to downtown, directly across US 1 from the north end of Coconut Grove, and the character that comes with older established neighborhoods, attracts a lot of families looking to update, renovate or enlarge.

It’s a beautiful area of Miami. Literally at the southwest edge of downtown Miami, it was already incorporated by the 1920’s. Streets were laid out and trees planted, and today there are stately oaks, poincianas, frangipani, and everything else you can think of that grows here! Miami International Airport is 10 minutes away, as is the University of Miami, and it sits at the entrance to Rickenbacker Causeway and Key Biscayne

Built in 1925 at 1667 SW 11 Street is another 2-story home. If you know this area well you know there are some truly special streets, and 11th Street is one of them.  On my list of favorites and the least per square foot at $179 is this 1938 estate on a double lot of 13,094 square feet at 2262 SW 21 Avenue. It has the original charm but has been updated to demanding standards with professional-grade appliances and spa bathrooms to name a couple. The house has 3,737 square feet with 4 bedrooms and a den / 3 and a half baths, and separate maid’s or in-law’s quarters. The house with its private tropical yard is listed for $699,000 by Keller-Williams.

San Souci Drive – A Private Coral Gables Enclave Off Ingraham Highway

At a certain point as you drive along Ingraham Highway in the south Grove it actually becomes Coral Gables! This change begins at San Souci Drive, a quiet and lush cul-de-sac with only 11 homes. For those who don’t know, everything south of San Souci and the next street to the south, Prospect Drive, from Ingraham Highway to the bay is Coral Gables! So the very southernmost end of what feels like Coconut Grove is really a small piece of the Gables.

It’s not often one of these homes changes owners, but Sy Greene of Coldwell-Banker has just listed a real beauty at 158 San Souci. It was built in 1994 on a lot of over 11,700 square feet. It has 4,933 square feet of living space with five bedrooms and 5 and a half bathrooms. Listed for $1,650,000, that’s $334 per square foot, a competitive price in today’s market.

There’s another home under contract at 120 San Souci Drive at the moment, too. It is a unique Zen-like home built in 1979 and exquisitely updated by the current owners. It has 4,178 square feet of living area, 5 bedrooms and 5 bathrooms and balconies off almost every room overlooking the amazingly lush grounds of 12,321 square feet. Originally listed at $1,899,000, the price was lowered to $1,699,000 in February – $406 per square foot – and went to contract the first day of April.
