I conduct extensive research into recently sold homes of comparable size, value and location, also taking into consideration the asking prices of similar properties currently on the market. We can then determine exactly what your home is worth. Taking into consideration the goals of the seller, I will recommend home improvements which may yield incremental profit with limited investment.

Bring In The Buyers

Getting the word out is essential. Over 92% of buyers begin their search online, and expect photographs that showcase the home’s most appealing features. I create a sales message for the property that resonates with buyers and agents alike, and craft full-color brochures and virtual tours for distribution on all top-visited websites, direct and email campaigns, relevant print media, and viral marketing systems using blogs and other community-based sites.  Of course your home will be featured on my personal and well-respected website PlanetMiamiRealEstate.com.

Your home will be listed in the Multiple Listing Service within 24 hours after signing the listing agreement, which in turn makes it available in all the  places qualified buyers are looking. Close The Deal

Bringing in competitive offers is my goal for you, giving you the best price in the least amount of time. Once an offer is accepted there are many steps to closing that must be successfully negotiated. A member of my team will always be on-site for the inspections and appraisal, and we’ll coordinate all the details up to closing with our large network of resources. I can recommend inspectors, repairmen, attorneys, closing agents, movers, and anything else you need.

Typical Seller’s Expenses

Writing a check is not typically something the Seller must do at closing!Your responsibility as the seller includes Title Search, Lien Search, Clearing any defects of title, preparation of closing documents (Deed, Bill of Sale, No Lien Affidavit), real estate commission, satisfaction of outstanding mortgages, Documentary Stamps on the Deed, and any courier fees.

In most cases these fees are covered by proceeds from the sale, and you will not be writing checks at the closing table!
